We are easy going couple with 2 adult children (1 lives with us). We are a family that likes to joke around with each other and have fun. Our home is shared with 2 small dogs and a bearded dragon, both are well behaved and friendly. We love learning about different cultures and introducing Canadian culture to our homestay guests. All of our homestay guests are treated as they are a member of our family and many have remained in contact with us and have returned to visit after they finished their programs. We feel that it is our responsibility to ensure our guests are safe and comfortable. We invite and encourage our homestay guests join us for all family activities/outings (examples: shopping, movie/game nights, day trips). It is our hope that our guests are able to get a full "Canadian" experience in addition to there education. Our home is close to shopping and downtown. Fanshawe Main Campus and Downtown Campus are only a 15 minutes bus ride away. Western University and Fanshawe South campus are a little further away but are easily accessible by public transit (1 bus, no transfer required) in aprox 45 minutes. The bus stop is located a few feet from our front door and we would be happy to assist you with finding your way around our city. Our home is clean, spacious and well maintained. We expect our guests to respect our home and clean up after themselves. It is expected that all members of our household help with the light day by day chores of the home (taking the garbage/recycling outside, empty the dishwasher and put things back when they finish using them). All members of our household do their best to keep the home organized and tidy. There is access to our fully equipped home gym and backyard with swimming pool and gardens(summer months only). High speed, unlimited internet cable TV and streaming services are included. ****MEAL PLAN IS NOT OPTIONAL**** We provide 3 quality meals per day (see photos for examples of meals you can expect). You will be required to purchase your own snacks. Pease advise of any dietary restrictions. You will be required to prepare your own breakfast and lunch (see below for options available). Occasionally we prepare a breakfast or lunch as a family and you are welcome to join us. Dinner will be provided, although it may not always be prepared for you. If you chose not to join us for dinner you are welcome to prepare a meal for yourself. We enjoy all kinds of cuisine and we take the time to learn how to prepare food from the countries our homestay guests are visiting from and have had plenty of experience with Mediterranean and Korean Cuisine (other cuisines we have experience with include Chinese, Thai and Eastern European). Bedroom 1: Rents for $1400 (including all meals)**CURRENTLY OCCUPIED UNTIL 2027** This room is a large room that has been freshly painted. It has newer furniture and bed linens. It is a spacious and bright room with large windows and plenty of closet space. Bedroom 2: Rents for $1300 (including all meals) ****AVAILABLE NOW **** This room was recently updated with new furniture, fresh paint and new bed linens. Its is a cozy room with a large closet. Bedroom 3: Rents for $1300 (including all meals) ****BOOKED UNTIL MAY 2025**** This room is recently updated with new furniture, fresh paint and new bed linens. House Rules:
Keep your room clean
Clean up after yourself (example: if you cook, tidy kitchen and do your dishes)
Help with day to day household chores(example: fill/empty dishwasher, take out garbage when bag is full)
No parties
Be respectful, polite, and show consideration for other members of the household
No food in your room
Laundry done once a week
Outside guest only when we are home and it has been pre arranged
Please provide adequate notice if you don't expect to be home for dinner (advise by 4pm at the latest).

**Last month rent deposit is required at time of booking.

**If you plan on taking a trip or going home during a break in classes but wish to hold the room for your return, a rent reduction of 50% will be applied if 30 DAYS WRITTEN NOTICE OF DEPARTURE is provided. Payment for the months you would like the room held must be paid when you depart for your trip. You must be away for a MINIMUM OF 30 DAYS to take advantage of this discount. THIS DISCOUNT CANNOT BE APPLIED TO YOUR LAST MONTH RENT DEPOSIT.**

**When you plan to terminate your rental agreement MINIMUM 30 DAYS WRITTEN NOTICE is required and must be given on the FIRST DAY of the month. Last month will not be pro-rated.**
